Understanding Short-Term Rentals in Anchorage

The Municipality of Anchorage's STR Registration Program was adopted as AO 2025-115(S-2) in December 2025 and codified at AMC 10.90. Every short-term rental in the Municipality — defined as a furnished dwelling unit rented for compensation for fewer than 30 consecutive days — must register through the Cityview Portal before July 30, 2026. Short-term rentals are permitted by right in all residential zones and a defined set of commercial zones, including the B-1A, B-1B, B-3, RO, MC, and AF urban zones, plus equivalent zones in Girdwood and Chugiak-Eagle River and the downtown B-2A/B-2B/B-2C districts. Before this ordinance, Title 21 did not explicitly recognize STRs as an allowable use in residential zones; AO 2025-115(S-2) closed that gap and affirmatively permits STRs, but only with valid registration.


Enforcement begins July 31, 2026. Owners who fail to register before then face a phased process rather than an automatic fine: a Notice of Violation gives 14 days to comply before fines may be imposed, and as of that same date, hosting platforms such as Airbnb, Vrbo, and Booking.com are legally prohibited from collecting fees on any listing that doesn't display a valid Municipal STR Registration Number. There is no grandfather provision — every existing STR, including former Bed & Breakfasts, must register by the deadline.


Bed & Breakfast permits became invalid on May 1, 2026, with no path to renew or restore them; existing B&B operators must convert to STR registration under the same process and deadline. Operators who recently paid the $145 annual B&B permit fee may be eligible for a refund. Registration itself is free, runs on a one-year term from May 1 through April 30, and must be renewed annually — though it is a separate compliance track from the 12% Room Tax, which still applies regardless of STR registration status.

How to apply for an STR registration in Anchorage

All operators must complete the STR Registration Form through the Cityview Portal. Do not advertise or accept bookings until your registration number is confirmed.

Confirm your property is eligible

STRs are permitted by right in all residential zones and several commercial zones across Anchorage, Girdwood, and Chugiak-Eagle River. Per AMC 21.05.050J.7.c, no land-use permit is needed for change of use if the property's prior use was residential or another visitor-accommodation type.

Secure a current State of Alaska business license

A current State of Alaska business license is a prerequisite to completing the STR registration. If you don't have one, register first through the Alaska Department of Commerce, Community, and Economic Development.

Gather your required documents

You'll need the street address and living-unit type, owner name(s) and residency status, seasonal/year-round availability, long-term rental history, a local point-of-contact name and phone number, and your State of Alaska business license number and expiration date.

Visit muni.org/CityViewPortal to complete and submit your registration. There is no fee — the program is free to register.

Maintain compliance and renew annually

Your registration must be renewed every year by May 1. Report any changes to address, unit type, owner, or point-of-contact within 30 days. Registrations are non-transferable — a change of ownership requires a new registration.

Operational Requirements in Anchorage

Holding an STR registration comes with ongoing obligations. After the July 30, 2026 grace period ends, failure to comply can trigger a Notice of Violation, a 14-day cure window, and fines if uncured — plus hosting platforms are barred from collecting fees on unregistered listings.

STRs are permitted by right in all residential zones (R-1 through R-10 and equivalents in Girdwood and Chugiak-Eagle River) and in a defined set of commercial zones, including B-1A, B-1B, B-3, RO, MC, AF, and the B-2A/B-2B/B-2C downtown districts. The ordinance applies municipality-wide — Anchorage proper, Girdwood, Chugiak-Eagle River, Downtown, and outlying communities are all covered, with no incorporated carve-outs.
