2. Owner / Residency Requirement

2. Lodging Tax
Two state-level taxes apply to STRs in Georgia:
Georgia State Sales Tax (4%): Applied to the listing price including cleaning fees. Typically collected and remitted by Airbnb/Vrbo on the host’s behalf for platform bookings.
Georgia State Hotel-Motel Fee ($5 per night): Applies to stays of 30 consecutive nights or fewer. Also typically handled by major platforms.
⚠️ Warning: The 8% DeKalb County excise tax is NEVER collected by Airbnb or Vrbo. It is always the host’s own responsibility, remitted monthly through the Rentalscape portal by the 20th of each month. Gaps compound into penalties quickly.
Operational Guidelines for STR Hosts
1. Zoning Compliance
STRs are permitted only in residential districts of unincorporated DeKalb County.
